Sciame was the Construction Manager responsible for the restoration and interior renovation of a retail space in a historic cast-iron building in Manhattan’s SoHo district, an area renowned for its designer boutiques and high-end art galleries. Conceived as a first-of-its-kind co-creation ecosystem, 113 Spring NYC reimagines the luxury of living well by bringing together innovators, scientists, entrepreneurs, and change-makers to create transformative experiences.

The project centered on the renovation of the cellar and first floors, each spanning approximately 3,000 SF of interior space. To modernize the historic building, Sciame implemented a comprehensive scope of work that included structural enhancements such as new floor openings, the restoration of exterior windows and doors, excavation, and updates to both the facade and rear facade. The work also incorporated the installation of new MEP and HVAC systems, a dumbwaiter, and a café as accessory space.

A key component of the project was modifying the facade to create an ADA-compliant, fully accessible entrance by lowering the front of the first floor to align with the sidewalk. This intricate work required meticulous planning, protective measures, and close safety coordination with both the landmark building and its adjacent structures.
