Sciame was the Construction Manager responsible for the full demolition of an existing mid-1970s low-rise warehouse and the new construction of a 221,000 SF, 11-story class-A commercial office tower in Brooklyn’s historic DUMBO neighborhood, just one block from the East River and Brooklyn Bridge Park.
Located at the intersection of Jay and Plymouth Streets, the project required complex site preparation, including excavation to depths of 16 to 18 feet below ground level and up to 21 feet for the elevator pits. The reinforced concrete superstructure featured geometric prefabricated gypsum fiber concrete facade panels with dramatically angled corners, complementing DUMBO’s industrial character. Steel-framed canopies and storefronts enhanced the architectural design, blending with the surrounding neighborhood while integrating state-of-the-art 21st-century technology.
The building includes over 12,000 SF of ground-floor retail space, with a lower level and rooftop terrace offering additional amenities for tenants. Designed to meet the demands of modern commercial office users and to achieve LEED Gold and WELL certification, incorporating advanced sustainable and health-conscious features, the project delivered open, flexible floor plans, high-quality finishes, and expansive views.
