Sciame is the Construction Manager responsible for the renovation and expansion of a 7-story office building located in Downtown Brooklyn. The project includes adding seven floors to the existing structure, effectively doubling its size to over 105,000 SF. The newly renovated space will serve commercial, retail, and residential purposes.

To guarantee a smooth and efficient execution, the project will be conducted in phases. This approach will enable the fit-out and occupancy of the initial two levels, designated for commercial and retail purposes, while the upper floors will be transformed into residential units. Additional residential levels will be added, resulting in a total of eighty-four residential units. Each floor will feature seven apartment units, with a rooftop terrace completing the development.

The project’s scope includes significant structural reinforcement and restoration of the building’s exterior facade. Additionally, a new rainscreen will be installed on the additional floors to enhance the building’s longevity and durability.

The Perelman Performing Arts Center will provide versatile layouts across three theater spaces, which can be combined to offer a range of seating configurations. Additionally, the venue will feature a lobby level complete with a bar, café, terrace, and stage.
