Sciame was the Construction Manager responsible for the renovation of the existing spaces at 22 Vanderbilt, a 1,000,000 SF office tower located in Midtown Manhattan, the city’s primary central business district.
The multi-phased project included several floors of tech office fit outs, two lobby upgrades, new building entries on Madison Avenue and 43rd Street, and structural upgrades to the building’s existing vaults and sidewalks. After redevelopment, the building now offers various amenities such as Bergamo’s, the building’s cocktail lounge and bar, a coffee shop, full commercial kitchen, wellness center and gym, multiple dining venues, and retail spaces.
Additionally, the project required infrastructure upgrades such as new cooling towers, risers, fire alarm, security, IT systems, and modernization of sixteen elevators. Establishing a detailed logistics plan for each phase of construction ensured that the building remained in operation throughout the duration of the entire project.
The New Victory Theater – Originally built in 1900 as The Republic, the first performing arts venue on 42nd Street, the theater was transformed into The New Victory in 1995, becoming New York’s first theater for children and families. The renovation uncovered and restored original architectural elements, added a new lobby carved from the existing structure and bedrock, rebuilt the historic staircase, and created space for much-needed restrooms. A rear wing was added for backstage access, dressing rooms, workshops, and a loading dock, while new elevators and rooftop HVAC systems were integrated to meet modern needs of the historic theater.
