Sciame was the Construction Manager responsible for the construction and renovation of the 9-story addition to an existing 4-story artists’ studio, which yields 5 unique highly customized apartments. Built in 1911 as a stable for a horse drawn delivery company, the high ceilings and open floor spaces are carried through the addition as the new apartments’ ceiling heights reach 16 feet on many floors. The structural system consists of steel framing and pre-cast concrete plank. The exterior walls, pierced with arched window and door openings, are constructed with autoclaved aerated concrete block (AAC block). Balconies and terraces as well as facade ornamentation include bronze railings, cast stone arcades, window surrounds, balustrades, sills and copings and dusty rose and buff stucco. The apartment interiors are appointed with wood beamed ceilings, terra cotta and tile floors, rough plaster stucco walls and oak beadboard wainscoting. Indoor parking via a custom car elevator, as well as a new gunnite and tile swimming pool, is provided for residents.
The New Victory Theater – Originally built in 1900 as The Republic, the first performing arts venue on 42nd Street, the theater was transformed into The New Victory in 1995, becoming New York’s first theater for children and families. The renovation uncovered and restored original architectural elements, added a new lobby carved from the existing structure and bedrock, rebuilt the historic staircase, and created space for much-needed restrooms. A rear wing was added for backstage access, dressing rooms, workshops, and a loading dock, while new elevators and rooftop HVAC systems were integrated to meet modern needs of the historic theater.
