Sciame was the Construction Manager responsible for the complete interior and exterior renovation and conversion of an existing 17 story office building to a 110,000 SF luxury condominium with a 1st floor retail space. The layouts are unique and differ from floor to floor. Duplex apartments were constructed on top of the building and each have extensive private roof terraces.
The exterior work included the complete masonry restoration of the façade and the replacement of all facade windows, including the addition of balconies and bay window enclosures.
The scope of work consisted of new mechanical, plumbing, fire protection, and life safety systems as well as upgrades to the electrical services with new distribution throughout the building. Structural reinforcement allows for the existing mechanical bulkhead, elevator machine room and building equipment to be raised so the duplex apartments can gain space above the existing roof.
The project includes a roof reception area and an elevated terrace with views of the Empire State Building.
The New Victory Theater – Originally built in 1900 as The Republic, the first performing arts venue on 42nd Street, the theater was transformed into The New Victory in 1995, becoming New York’s first theater for children and families. The renovation uncovered and restored original architectural elements, added a new lobby carved from the existing structure and bedrock, rebuilt the historic staircase, and created space for much-needed restrooms. A rear wing was added for backstage access, dressing rooms, workshops, and a loading dock, while new elevators and rooftop HVAC systems were integrated to meet modern needs of the historic theater.
